Roughly speaking, there are about 10 outlet malls that are in reasonable distance from Tokyo, which we divided into 2 subgroups: “suburb malls” and “rural malls.”
Suburban Outlet Malls
① Access: Good (30 min. by train and near the stations, roughly 30 km from central Tokyo.)
② Product Selection: Bad: Top tier and luxury “super brands” are not often found at these outlet malls, instead it is mostly Japanese brands and sports apparel and casual wear brands.
③ Complex: Small scale, not many restaurants to choose from or stores to check out.
Rural Outlet Malls
① Access: Bad (over 1 hour by bus or train, approx. 60 km out from central Tokyo and far from train stations.)
②Product Selection: Good: No shortage of top international brands.
③Complex: Large scale, lots of restaurants to choose from and a large number of tenants. Other than the convenience of access, outlet malls in the suburbs lose hands down to outlet malls in rural areas. Why? Because when brands have outlet shops near their own stores in the city it negatively impacts those brands (brand value and price) and could end up cannibalizing itself. With rural outlet malls, brands need not worry about competing against itself and actively pursues a spot at the malls, not to mention it’s easy to get your hands on large portions of real estate. The cost of property and initial cost for building outlet malls is cheap, and therefore easy to build.

100 km away from Tokyo, Gotemba Premium Outlet Mall is known as one of the largest outlet malls in the country with over 200 tenants. Its distance reassures brands that it won’t be competing against itself and possibly the reason why there are so many luxury brands not found at other outlet malls.
The overwhelming number of shops - availability of both A-list and popular international and domestic brands - are what separates Gotemba from the rest. As a bonus for shopping at the mall on a nice day, shoppers are treated to a fantastic view of Mt. F
Direct buses from Tokyo station [東京駅], Shinjuku station [新宿駅], Shinagawa station [品川駅], and Yokohama station [横浜駅] are available. It will take about 1 hour and 30 min. to arrive at Gotemba Premium Outlet. For 10,000 yen, you can take part in a tour that leaves and returns to Shinjuku [新宿] stopping at the Gotemba Premium Outlet Mall, and surrounding tourist spots (Mt. Fuji, Hakone, hot spring area, etc.). Lunch is also included.

An outlet mall themed after “rhythm of the forest.” The trip from central Tokyo takes about 1 hour and 30 min. but that is a welcome in disguise. It means more luxury brands to choose from when shopping. The surface area of the mall is roughly 32,000 square meters, extremely spacious to inhabit not only shops, but also other facilities. The large number of trees in the mall grounds is particularly beautiful in spring, when the cherry trees blossom.

Along the Tokyo Bay, on Chiba Prefecture side, is the massive outlet mall complex, Mitsui Outlet Park Kisarazu. The roughly 250 shops within the grounds is the most of any outlet mall in the Tokyo and surrounding areas.
Furthermore, the number of high end luxury brands is second to only Gotemba Premium Outlets in the surrounding prefectures. Though its proximity to Tokyo is a little far, if you take the bus or car across Tokyo Bay using the Tokyo Aqua Line (underwater tunnel), you can reach in 40~50 min. It is certainly convenient. The spread out mall and close proximity to the ocean gives you the excited feeling of as if you were at a at a beach resort.

Shisui Premium Outlets was developed with the image of an art deco townscape in mind. 180 shops are located in the mall, but compared to other premium outlet malls, there is a significant drop in the number of luxury brands. Stopping by the mall the day you leave is not a bad idea. It’s close proximity to Narita Airport (15 min. by bus), and Tokyo station (50 min. by direct bus) is perfect for some last minute shopping.

Taking the west coast look of American malls, Ami Premium Outlet comprises of 150 shops. Compared to other malls lying in rural areas, the number of shops and luxury brand attraction is not very impressive. In addition, there are no direct highway buses. Given the travel time including transfers, the 1 hour and 30 min. journey is just a little too inconvenient.

The outlet mall, comprising of 110 shops, was designed to look like a town from one of the provinces in Southern France. All it takes is a quick 40 min. train ride to reach the mall, using the Keio Sagamihara line [京王相模原線] from Shinjuku station [新宿駅]. There is always something going on every weekend from live music festivals to a variety of events.

90 shops fill the midscale outlet park mall that is themed after “urban, flowers, garden,” using flowers as a motif for the fountain and objects of art. Great access from city central, taking only 30 min. to reach by train from Tokyo station [東京駅]. Among the outlet parks in suburban areas, Mitsui Outlet Park Makuhari has the largest collection of luxury brands.

When stepping foot on the the 3rd floor of VenusFort, where the outlet is, the roof, interior, and wall all resemble an architectural style of a European town from the 17th〜18th century. Small in scale, only 50 shops are housed under the roof, and the brands available are nothing to be to excited about, so it’s better to stop by the outlet when visiting Odaiba.

Facing one of Japan’s largest marinas is Mitsui Outlet Park in Yokohama. Modeled after the harbor towns on the east coast of the U.S., it is trendy and gives you a sense of open space. For a suburban outlet mall, there are a lot of high end brands. In terms of distance, it’s quite far, taking about an 1 hour by train from central Tokyo.
